Why this product
Scores the parcel — not just describes it
What separates this workbook from a free land-buying checklist.
Scores, not gut feels
The 1–5 scoring matrix across twelve categories turns 'I liked it' into a ranked shortlist you can defend at the kitchen table.
Criteria from real field research
Categories drawn from county-recorder requirements, BLM parcel records, and active land-buyer due-diligence checklists — not a generic land-buying article.
AcroForm fillable, works offline
Fill every field in Adobe Reader or Preview, save between visits, and print at the kitchen table. No internet required after purchase.
Eight surfaces, one printable PDF
Criteria scoring, budget & financing, owner outreach log, landowner contact sheet, deal pipeline, red-flag checklist, county office research, and decision panel — no login.
Reuse per parcel
Print a fresh copy for each parcel on your shortlist — the structure stays consistent so comparisons stay honest.
Field-usable on the site visit
Wide rows for on-site notes and portable A4 / Letter format mean you can take the workbook to the parcel, not just back to the desk.
What's inside
Eight sections, one printable workbook
Walk a parcel from the first scoring sheet through a signed decision. Fill each section in sequence, or skip around — every field is independent.
Criteria scoring
Twelve categories (location, water, access, …) — score every parcel against your must-haves on a simple 1–5 scale, sum the per-category scores, and record the Total Score at the close.
Budget & financing tracker
Line-item budget by phase, source funding dropdown per row, then the loan math (down, rate, term, monthly P&I, total interest) that closes.
Owner outreach log
Initial contact, follow-ups, negotiation, and closing — date / channel / contact / topic / outcome / follow-up / notes per row.
Red-flag checklist
Parcels, access, and title due diligence with a checkbox, severity dropdown (Low / Med / High), canonical mitigation, and notes per item.
County office research
Twelve offices (Assessor, Recorder, Planning, Building, Health, Treasurer, Road, Sheriff, GIS, USDA/FSA, Fire, School) — what to ask, requested / received dates, status.
Decision & signature
Go / no-go summary plus reviewer name, review date, decision, and signature line — a clean handoff.
Landowner outreach log
One row per landowner / parcel — name, contact info, parcel address, call dates, notes, and follow-up status.
Deal pipeline summary
One row per deal across every outreach attempt — status, last-touch, next-step, asking price, notes. Status: New · Contacted · Replied · Negotiating · Offer made · Under contract · Closed · Lost · On hold.
Criteria scoring detail
Twelve categories, sixty fillable rows
Every row scores 1–5 in the field. A closing Total Score summary sums each category and totals the 12 sums — your one-line read on the parcel.

Budget & financing
Track every dollar before you sign
Estimated / actual / variance / source (Cash · HELOC · Seller financing · 401k · Other) / notes per line item. Financing block carries down payment, loan amount, rate, term, monthly P&I, and total interest — so the math that closes the deal lives next to the math that opens it.
Buy direct
The Buy Direct chip on each tool opens a Stripe-hosted checkout that is the only purchase path. It only works once the deploy's Stripe keys are wired and the operator runs the steps below.
- Finish Stripe onboarding on the Polsia dashboard Payments page (Connection + branding) — direct checkout stays gated until this completes.
- Set ORDER_TOKEN_SECRET on the deploy env (openssl rand -hex 32 → store via set_app_secret) so download links survive a restart.
- Redeploy: polsia.toml ships npx prisma db push at build, so the Order table lands automatically.
- Smoke-test one $1 charge end-to-end: open /tools/<slug>, click "Buy direct", submit a known email, complete Stripe checkout, land on /checkout/success, click the download button, confirm /api/orders/download streams the unlocked PDF.
- Watch the orders feed: prisma.order rows flip pending → paid; the receipt email fires from the post-payment helper.
Direct checkout is the only purchase path — Stripe-hosted with a secure download link emailed the moment payment clears.
